SECURITY DEPOSIT:

In addition to traditionally paying a cash security deposit, First Management permits tenants to use a security deposit alternative for the initial security deposit offered by Obligio Inc. (https://myobligo.com/)  Only the initial security deposit is eligible for Obligio.  Any other deposits such as pet or furniture deposits must be paid in cash by the tenant.

 

Obligo allows qualified new tenants to skip paying a cash initial security deposit at move-in.  Obligo charges a the tenant a fee for their service. 

 

If there is more than one Tenant on the Lease Contract and they elect to use the Obligio Service, all Tenants shall designate one Tenant who shall be responsible for applying for and securing the Obligo Service.  The designated Tenant shall be responsible for any and all payments for the Obligo Service.  If Tenant does not qualify for the Obligio Service, Tenant(s) shall be required to pay the full cash Security Deposit to Landlord.  Landlord is in no way affiliated with Obligio Inc and has no input or control over Obligio Inc and their decisions and actions.  

Pet Policy:

We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Regardless of whether or not tenants have pets, please complete the pet profile at the following link:  Required Pet Profile for ALL Tenants if you need assistance completing the Pet Profile or would like to do so in paper format, please contact our office at 785-830-8800 to schedule an appointment to do so.

Animals include mammals, reptiles, birds, fish, rodents, and insects. First Management reserves the right to deny an animal for any reason including based on PetScreening results. No more than two pets of any type are permitted per unit.

A pet profile and pet agreement must be completed, all pet deposits and/or pet fees must be paid in full prior to the pet being permitted on the property.  If a pet is brought onto the property prior to these steps occurring, you will be in violation of your lease agreement.

RENTER’S INSURANCE REQUIREMENT:

You are required to carry a minimum of $100,000 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage at initial lease signing and maintain this coverage throughout the entire term of your residency. In addition, we may require that you add First Management Inc as an “Interested Party”, “Party of Interest”, or similar language. Your lease will have additional details about the insurance requirements.

Occupancy is limited to the following number of persons per bedroom:

Studio/One Bedroom Unit 2 persons
Two Bedroom Unit 3 persons
Three- and Four-Bedroom Units 4 persons

First Management’s policy is to conform to local and state requirements to the extent that they require a different standard than stated here.
